Misk City Substations

Mission-Critical Infrastructure | Riyadh, Saudi Arabia

Project Overview

Atlantis Contracting, as a Certified Fischer Firestop Applicator, successfully delivered the supply and installation of Fischer Firestop Systems across six electrical substations within Misk City, Riyadh, for Binyah in 2023.

The project provided comprehensive passive fire protection for critical electrical infrastructure, covering cable penetrations, cable routes, utility shafts, service penetrations, and fire-rated compartment interfaces across all six substations.

A range of tested Fischer Firestop systems was selected and installed according to the specific penetration type, substrate, service configuration, and required fire rating. The works were executed by manufacturer-trained installation teams in accordance with approved method statements, tested systems, and international passive fire protection standards.

The completed firestop systems provide reliable fire and smoke compartmentation, helping protect critical power distribution assets and support the long-term operational continuity of Misk City's essential electrical infrastructure.

Infrastructure Context

  1. Electrical substations require robust passive fire protection due to the concentration of high-value electrical equipment, power distribution systems, cable trays, control systems, and service penetrations within enclosed technical environments.
  2. Maintaining the integrity of fire-rated walls, floors, shafts, and compartments is essential to prevent the spread of fire and smoke and to protect critical infrastructure from localized incidents.
  3. Within Misk City, the six substations form an essential component of the development's power distribution infrastructure. Atlantis's firestop installation works were designed to maintain the required compartmentation performance while accommodating the complex cable and service configurations associated with electrical substations.

Fischer Firestop Systems Applied:

Atlantis deployed a range of Fischer Firestop systems selected according to the specific application and tested system requirements.

  • Fischer System Application System Type
  • Fischer FiAM Cable, conduit and pipe penetrations through fire-rated walls and floors Firestop Acrylic Sealant
  • Fischer FiAM Plus Enhanced cable and mixed-service penetrations Firestop Sealant
  • Fischer FiGM Large cable tray openings, service risers and utility shafts Firestop Mortar
  • Fischer FiPW Large cable containment areas and oversized openings Firestop Coated Board
  • Fischer FiWS Combustible and plastic pipe penetrations Intumescent Wrap Strips
  • Fischer Collars Plastic pipe penetrations through walls and floors Intumescent Firestop Collar
  • Fischer Pillows Temporary and service-access penetrations Removable Firestop System

Key Project Challenges & Solutions

1. High-Density Electrical Cable Penetrations

The substations contained extensive cable routing and large cable tray systems passing through fire-rated walls and floors. The different cable configurations, penetration sizes, substrates, and service types required careful assessment before system selection.

Atlantis Solution:

A detailed penetration-by-penetration assessment was conducted across all six substations. Each penetration was classified according to its service type, substrate, opening configuration, and required fire rating. The appropriate Fischer tested system was then selected and installed accordingly.

2. Working Around Critical Electrical Infrastructure

The firestop works were carried out within technically sensitive electrical environments, including areas progressing through advanced construction and commissioning stages.

Atlantis Solution:

Dedicated electrical safety procedures were implemented for the installation teams. Access and working zones were coordinated with the electrical commissioning team, and installation activities were sequenced around permitted access windows and site safety requirements.

3. Coordination Across Six Substations

Each substation had different construction progress, access conditions, and installation requirements. Maintaining consistent quality and programme performance across six separate facilities required centralized coordination.

Atlantis Solution:

Atlantis implemented a centralized project management structure supported by dedicated supervision at each substation. Individual penetration registers, work programmes, inspection schedules, and progress tracking were maintained to ensure consistent execution across all facilities.

4. Firestop Documentation & Traceability

Mission-critical firestop installations require clear documentation to demonstrate that each penetration has been treated using the correct tested system and installed in accordance with approved requirements.

Atlantis Solution:

Atlantis maintained detailed penetration registers, installation records, photographic documentation, product identification, system references, and inspection sign-offs. A dedicated handover package was prepared for each substation, providing an auditable record of the completed firestop works.

Execution Methodology

  • Atlantis delivered the project through a controlled passive fire protection workflow:
  • Site Mobilization & Penetration Audit
  • Survey and classification of fire-rated penetrations across all six substations.
  • System Selection & Engineering Coordination
  • Matching each penetration configuration with the appropriate Fischer tested firestop system.
  • Substrate Preparation
  • Cleaning, preparation, and treatment of penetration areas prior to installation.
  • Firestop Installation
  • Application and installation of Fischer FiAM, FiAM Plus, FiGM, FiPW, FiWS, collars, and pillows according to the approved application requirements.

Quality Inspection

  • Inspection of completed installations and verification against approved system requirements.
  • Identification & Documentation
  • Labelling, photographic records, penetration references, and system identification for completed works.
  • Final Inspection & Handover
  • Re-inspection of completed works, rectification where required, and submission of comprehensive documentation to Binyah.
